Shorea Capital's UN Sustainable Development Goals

Evans Road

26 Evans road, named “The Initial Sama” is a serviced residence brand by Cover Projects, a relatively new hospitality management company. The wellness-oriented service apartment will host a total of 92 rooms.
We worked with Cover Projects to provide a debt/equity solution for a 5 year period to finance the refurbishment of the SLA owned asset.  With downside protection, the debt solution delivered more than 10% stable returns to investors.

Melbourne Walk

Melbourne Walk, formerly The Walk Arcade, encapsulates eight separate retail buildings that were redeveloped into an integrated hotel and retail mixed-use development in a historic CBD destination in Melbourne, Australia. Appointed as the development manager, we worked closely with the property owners, and coordinated with over 50 professional and speciality consultants to rejuvenate this famed retail precinct.
We worked with the project owner to determine the highest and best use for the site, while adhering to conservation requirements. In total, more than 6,000 sqm of retail space and a 450 key hotel was created. At completion, the project was in excess of A$400m, and we achieved a more than 10% increase in leasable space, with over A$60m of value uplift.

Hwa Hong

Hwa Hong Corporation Limited is a privately held investment holding company involved primarily in residential and commercial real estate investment and development in Singapore and London. Leveraging our expertise, we are helping to maximise the yields and values of their industrial, commercial and residential properties. At the corporate level, Shorea has helped to implement capital management strategies to enhance returns.
To date, we have generated over S$5m in savings and completed over S$165m in strategic divestments.

Shorea Capital London Office Fund

Shorea Capital London Office Fund is a 5-year, closed-end value-add fund that invests primarily in Grade B and C commercial offices across London to refurbish and reposition these assets to meet the new ESG legislation in the UK while minimising carbon footprint. For each refurbishment, we target to increase leasable area and asset quality.
An example of our portfolio strategy is 188 City Road in London’s Old street that is being refurbished to achieve EPC “A” and BREEAM Excellent certified standards, together with an increase in leasable area.

Amara Holdings Limited

Headquartered in Singapore, Amara is an integrated lifestyle group that is principally engaged in hotel investment and management, property investment and development, and specialty restaurants and food services in Singapore, Thailand and China. We were the strategic architect for the transaction, bringing in new investors and financing for the privatisation, that would provide Amara with the flexibility to invest for future growth.
Amara privatisation was successfully launched with 90% undertaking and provided transaction certainty for all parties. Post-privatisation, we developed and executed the business plan on behalf of the consortium.
